In the exhilarating journey of homeownership, the allure of purchasing a brand-new house often holds undeniable appeal. From the promise of pristine interiors to the allure of modern amenities, newly constructed homes seem to embody the epitome of comfort and security. However, amidst the excitement of acquiring a freshly built property, there lies a common misconception that can potentially jeopardize this dream: the belief that new homes are immune to inspection requirements.

As an eager homebuyer, you may likely assume that newly constructed houses are flawless, constructed to precise standards that eliminate the need for further scrutiny. After all, don't strict building codes and regulations ensure the structural integrity and safety of these properties? While it's true that building codes set a baseline for construction quality, they do not guarantee perfection.

Builders may prioritize cost-efficiency, occasionally cutting corners to maximize profits. This can lead to a finished home that barely passes an inspection and will likely cause a plethora of issues down the line. It's imperative to understand that even new homes can harbor hidden flaws or deficiencies that may compromise their long-term viability.

One common issue is water soaking into the wood of your home, leading to rot and decay over time. Additionally, mold growth on unprotected and damp organic materials can pose health risks and structural damage. These issues might not be immediately apparent but can wreak havoc if left unchecked.

Moreover, the surrounding environment can exert unforeseen influences on the condition of a new home's foundation. Ongoing construction activities in the vicinity can disrupt the soil, causing shifts in ground composition and water table levels. These environmental changes pose risks to the structural stability of the property, emphasizing the need for ongoing vigilance and maintenance.

In light of these factors, it's crucial for prospective homebuyers to remain vigilant and conduct thorough inspections, even when considering newly constructed homes. Investing in a professional inspection can uncover potential issues early on, allowing for necessary repairs or negotiations with the builder before finalizing the purchase. Remember, while the allure of a new home is undeniable, it's essential to approach the process with a critical eye and prioritize the long-term integrity of your investment.

Additionally, the quality of craftsmanship in newly constructed homes can vary widely depending on the builder's reputation, experience, and attention to detail. While some builders adhere to rigorous quality control measures, others may prioritize speed and cost savings, resulting in subpar workmanship.

In some cases, defects or deficiencies may not become apparent until after the home has been lived in for some time. This underscores the importance of ongoing maintenance and observation, as well as proactive communication with the builder to address any concerns that arise.

Ultimately, while the prospect of owning a brand-new home is undeniably exciting, it's crucial for homebuyers to approach the process with a combination of enthusiasm and caution. By conducting thorough inspections, understanding warranty coverage, and maintaining open communication with the builder, homeowners can help ensure that their investment remains a source of comfort and security for years to come.

Recognizing Potential Problems

While visible signs of wear and tear may be less apparent in newer homes, underlying issues such as foundation settling or moisture infiltration in a newly built basement or crawl space can still manifest over time. Recognizing the subtle indicators of potential problems is crucial for homeowners. Signs such as uneven floors, doors that stick or fail to latch properly, or musty odors emanating from the interior may signal underlying issues that warrant further investigation.

Ignoring these warning signs or resorting to temporary fixes can exacerbate problems and lead to costly repairs down the line. Furthermore, delaying necessary maintenance or repairs can have serious consequences for the property's overall value. Cracks in both exterior and interior walls, for example, not only compromise the structural integrity of the home but also detract from its aesthetic appeal and marketability.

Given these considerations, homeowners should prioritize proactive measures to safeguard their investment. Scheduling regular inspections by qualified professionals can help identify potential issues early on, allowing for prompt remediation and preventing more extensive damage.

Frontier Can Help!

In conclusion, while the allure of a brand-new home may be enticing, it's essential for buyers to approach their purchase with a critical eye and a commitment to ongoing maintenance. By staying vigilant and proactive, homeowners can ensure that their investment retains its value and remains a safe, comfortable haven for years to come. Spring Cleaning: Signs To Look For
2024-03-14T00:00:00.05Z
Hannah Moulton
It's time for spring cleaning, which allows you to make sure your foundation, basement, or crawl space is in working order and your home is stable. Keep reading to learn the signs you should be paying attention to!

Spring is almost here! That means it’s time to break out the cleaning supplies, put away those winter clothes, and prepare for the warmer months to come. However, when you own a home, there are extra steps needed to make sure your home is stable and clean year-round. While you’re dusting, sweeping, and mopping, be on the lookout for signs that your home’s foundation, basement, or crawl space might be in need of some spring “cleaning” or attention.

Signs of Foundation Damage

Foundation damage is something every homeowner should be able to notice, especially if they’re thoroughly cleaning and checking their home. Settlement is basically inevitable the older a house gets, so it’s important to know what to look for. Below, are a few of the signs that you should be on the lookout for as you sweep your baseboards or clear out cobwebs:

Uneven or Sloping Floor: When your home’s foundation begins to settle, this can cause the floor joists and even the finished flooring to slope or become uneven. It is rare for flooring to become sloped or uneven on its own; so, if you notice this sign, it is likely time to have your foundation evaluated to see if it needs repair.

Cracks on the Internal and External Walls: Cracks along your internal and external walls are clear signs of settlement and foundation failure. Interior cracks can typically be found near doors and windows, where walls are typically the weakest. These cracks should not be taken lightly and must be monitored.

Cracks in the Floor: Like the walls around your home, the concrete slabs around your home can also settle unevenly, creating large cracks. While cleaning your home’s baseboards, you should also take note of any separation or cracking happening where the wall meets the floor.

Sticking Windows and Doors: For many, spring cleaning involves clearing out the air in the home by opening windows, letting fresh air pour in. However, if your foundation has begun to falter and settle, it can become difficult to open your windows and even doors. This is due to settlement that causes openings to become out of frame.

Tilting Chimneys: One of the more noticeable signs of foundation damage is a tilting chimney that is pulling away from the home. This should be something you catch while sprucing up the landscaping of your home. While demolishing the chimney may seem like the way to go, there are ways to stabilize, support, and save your chimney.

Signs of A Damp or Damaged Crawl Space

You may not think your crawl space has anything to do with keeping your home clean, but that could not be further from the truth. If you have a crawl space that has not been encapsulated, the space is likely musty and moldy. Because the crawl space is not sealed off from the outside world. That musty, moldy air simply circulates up from the crawl space, into the living areas of the home, and outside the attic. This process, known as the “stack effect,” makes the air in your living environment unhealthy to breathe in.

Even if you have your crawl space sealed, but not properly encapsulated, water can still find its way inside, leading to much more issues than nasty air. Below, we’ll go over a few signs that your crawl space needs some attention:

Musty Odors: As mentioned, an exposed basement lets in air from the out, mixing it with the air in the crawl space, and creating an unhealthy cloud of air that seeps through your floors into your living areas. If your crawl space is not encapsulated, water will inevitably find its way in. This moisture soaks into the wooden structures of the crawl space, allowing mold to grow and contribute to the already unhealthy air. So, if you have a crawl space and notice your home still smells musty even after all that cleaning, then you might want to consider encapsulation.

Sinking Floors: Moisture inside your crawl space can lead to wood rot, weakening the structures supporting the floors in your crawl space. So, if you’re noticing a dip in your floors while sweeping, mopping, or just walking, then it is likely time to have someone evaluate your crawl space for wood rot and weakened support beams or columns.

Worsening Allergy and Asthma Symptoms: If you or the others in your home are seeing an increase in both allergy and asthma symptoms, then it could be due to your musty crawl space. Mold thrives in dark, damp environments making your unprotected crawl space an ideal place for mold to grow and thrive. With an encapsulated crawl space, allergens and asthma triggers are significantly reduced.

Signs of a Wet Basement

If you have a basement, you likely use it to store holiday decorations, out-of-season clothes, and other miscellaneous items. The signs of a damp basement should be evident when you are moving boxes and cleaning up the area as part of your spring cleaning routine. Below, we’ll highlight a few signs that indicate you are suffering from water intrusion in your basement:

Standing Water: If you use your basement for storage, standing water can be a huge issue as it can ruin your personal belongings. So, if you begin moving boxes around and discover pooling water, it is almost certain that your basement is taking on water. Never assume that it is just a faulty water heater or bad plumbing.

Musty Odors: Just like a crawl space, a basement is a dark, damp place where mold flourishes. When you mix mold growth with standing water, an unpleasant, musty odor will form. While cleaning up the basement may work to get rid of the musty smells temporarily; if your basement is not waterproofed and is suffering from water intrusion, the musty odors will soon return.

Efflorescence on Walls: A crystalline deposit of salts, efflorescence forms when water soaks into a concrete, brick, or stone wall. It has a white, powdery appearance and can easily be seen by even an untrained eye. While you might try to wipe away efflorescence, it will keep coming back as long as water is getting through the walls of your basement.

The pitter-patter of rain can be a soothing sound, but for homeowners with crawl spaces or basements, heavy downpours can turn into a cause for concern. Soil washout, the erosion of soil supporting your foundation by heavy rains, can wreak havoc on your home's structural integrity. This blog will delve into how heavy rainfall can impact your crawlspace or basement foundation, the telltale signs to watch out for, and the steps you need to take if you suspect soil washout has occurred.

Understanding Soil Washout and Its Impact

While crawl spaces and basements offer valuable storage space or additional living areas, they come with a unique vulnerability: their foundations are directly exposed to the elements. During heavy rainfall, especially when the ground becomes saturated, water can pool around the foundation. This creates a powerful force known as hydrostatic pressure, which pushes against the foundation walls.
The real danger lies in the soil beneath the foundation. If the soil erodes due to water flow, it removes the crucial support system for your crawlspace or basement. This can lead to a domino effect of problems:

Uneven Settling: As the soil is washed away unevenly, your foundation loses its level footing. This can cause the crawl space floor or basement floor to settle unevenly, creating cracks and dips.

Foundation Wall Cracks: Settling creates stress on the foundation walls, leading to cracks. These cracks can worsen over time, compromising the structural integrity of your home and allowing moisture to seep in.

Door and Window Sticking: Uneven settling can cause doors and windows in your crawlspace or basement to become misaligned, making them difficult to open and close.

Bowing Walls: In severe cases, excessive pressure from soil washout can cause the foundation walls to bow inwards. This is a major structural issue that requires immediate attention from a foundation repair specialist.

Spotting The Signs of Soil Washout

Early detection is key when it comes to soil washout. While a professional foundation inspection is always recommended, here are some signs you can watch out for:

Cracks in Foundation Walls: Inspect the foundation walls in your crawlspace or basement for any cracks, especially horizontal cracks near the base of the wall.

Cracks in Floors: Uneven settling can manifest as cracks in the crawlspace floor or basement floor. Pay attention to the size and direction of the cracks.

Uneven Doorways and Windows: Take a look at the doorways and windows in your crawlspace or basement. Are they sticking or difficult to open and close? Misalignment could indicate settling.

Drainage Issues: Poor drainage around your house can exacerbate soil washout. Look for pooling water near the foundation or clogged gutters and downspouts.

Foundation Wall Leaning: If you notice any bowing or leaning of the foundation walls, it's a critical sign of structural compromise and requires immediate professional attention.

For more information on foundation issues check out our page here.

What To Do If You Suspect Soil Washout

If you suspect soil washout is impacting your crawlspace or basement foundation, don't wait! Here are the steps you should take:

Contact a Foundation Repair Specialist: A qualified foundation repair specialist can assess the damage and recommend the best course of action. Look for a company with experience in crawl spaces and basements; and one that offers free inspections, like Frontier Foundation and Crawl Space Repair. We have helped homeowners for over 20 years.

Address Drainage Issues: While the foundation specialist tackles the problem at hand, you can take steps to prevent future soil washout. Ensure proper drainage around your house by regularly cleaning gutters and downspouts. Consider extending downspouts to direct water away from the foundation.

Landscaping Solutions: Grading the soil around your house to slope away from the foundation can also help with drainage. Planting shrubs and trees at a safe distance from the foundation can add stability to the soil.

How The Freeze-Thaw Cycle Affects Your Concrete
2024-02-29T00:00:00.05Z
Hannah Moulton
The freeze-thaw cycle has the ability to crack and flake the concrete around your home. Read on to learn more on this harmful cycle and how you can protect your concrete!

Concrete, a fundamental building material, is renowned for its strength and durability. However, it is not invincible, and one of the factors that can significantly affect its structural integrity is the freeze-thaw cycle. This natural phenomenon, especially prevalent in colder climates, poses unique challenges to concrete structures. In this blog, we will delve into how the freeze-thaw cycle influences concrete and explore the potential consequences on construction projects.

Understanding The Freeze-Thaw Cycle

The freeze-thaw cycle is a repetitive process that occurs when water infiltrates concrete and subsequently freezes and thaws. In cold climates, moisture can seep into the porous structure of concrete during periods of precipitation. When temperatures drop, the water within the concrete freezes, causing it to expand. The expansion exerts pressure on the concrete, potentially leading to cracking and damage. As temperatures rise again, the ice melts, and the water contracts, further stressing the concrete.

What Causes Freeze-Thaw Damage

Several factors contribute to the extent of freeze-thaw damage on concrete:

Porosity: The level of porosity in concrete determines its susceptibility to water penetration. High porosity allows more water to infiltrate, increasing the potential for freeze-thaw damage.

Trapped Air: Concrete mixtures often incorporate what is known as air-entraining agents. Air entrainment is the intentional creation of tiny bubbles of air in a batch of concrete by adding these agents during the mixing process. This process helps enhance concrete's resistance to freeze-thaw cycles. The air-entraining agents create microscopic air bubbles that provide space for water to expand without causing significant internal pressure.

Quality of Construction Materials: The quality of the materials used in the construction of concrete structures plays a crucial role. Substandard materials may result in a concrete mix that is more vulnerable to freeze-thaw damage.

Effects of Freeze-Thaw Cycle on Concrete

There are several negative effects the freeze-thaw cycle has on your home's concrete:

Surface Scaling: Freeze-thaw cycles can lead to surface scaling, where the top layer of concrete begins to flake off. This exposes the underlying structure to further deterioration and can compromise the aesthetic appeal of the surface.

Cracking: The expansion and contraction of water within the concrete can cause cracks to develop. These cracks not only compromise the structural integrity but also provide avenues for water to penetrate deeper, exacerbating the issue.

Reduced Strength: Over time, the cumulative effects of freeze-thaw cycles can result in a reduction in the compressive strength of concrete. This compromises the overall stability and load-bearing capacity of the structure.

Frontier Can Help!

Applying sealants and waterproofing coatings to the surface of concrete structures can help minimize water infiltration, reducing the risk of freeze-thaw damage. At Frontier Foundation & Crawl Space Repair, we have these solutions to repair and protect your concrete from the harmful effects of the freeze-thaw cycle. To repair any cracked concrete caused by the freeze-thaw cycle, we utilize a solution known as NexusPro. This silicone-based sealant can be used to seal cracks, providing flexibility and making the crack capable of withstanding harsh weather conditions.

For protection against the ill effects of the freeze-thaw cycle, we offer two different sealants. Our first sealant is called SealantPro. This sealant blocks out moisture, protecting the concrete in rain, snow, and during those freeze-thaw cycles. This sealant will penetrate the concrete, permanently bonding with it. Our next solution is our DecoShield concrete sealer. This sealant has more of an aesthetically pleasing look than our SealantPro, as it comes in five different colors. DecoShield enhances the concrete's appearance and won't chip or flake over time.

Building on Middle Tennessee's Red Clay
2024-02-21T00:00:00.05Z
Ashley Beall
Although dealing with red clay poses difficulties, overcoming this challenge is possible. By engaging in meticulous planning, relying on skilled professionals, and employing suitable construction methods, it is feasible to create secure and long-lasting structures on red clay.

Middle Tennessee's rolling hills and scenic beauty are captivating, but beneath the charm lies a unique challenge for builders: the infamous red clay dirt. This distinct soil, while fertile and boasting vibrant color, presents a set of obstacles for construction projects. Let's delve into the negative impacts of red clay and explore how to navigate these complexities.

The Challenges: How Clay Soil Affects Your Foundation

Soils rich in clay and silt have the greatest potential to damage a foundation. Clay absorbs water easily, expanding in volume as it becomes more saturated. So-called "expansive clays" can cause foundations to crack, heave and shift.

When clay soils dry out, they shrink and crack, leaving gaps around a house where water from the next storm can penetrate easily and deeply to repeat the expansion cycle. Clay-rich soils usually cause more foundation damage by expanding than by contracting.

Low Bearing Capacity:

Unlike coarser soils, red clay lacks structural stability. Building directly on clay without proper reinforcement can lead to uneven settling and structural failure.

How to Build on Red Clay

A house built on soils with high clay content will be susceptible to heaving forces because clay-rich soil expands significantly when it gets wet. The excavation for a foundation often gives the soil around and under a house a chance to dry out and shrink. After the house is built, clay-rich soil that gets soaked during wet spells can cause heaving problems, while also damaging foundation walls.

Foundation Reinforcement:

Deeper foundations, thicker slabs, and additional reinforcement like piers are often necessary to counteract clay movement and provide stability. At Frontier Foundation & Crawl Space Repair, we recommend installing foundation piers to stabilize, repair, and restore a foundation that's been damaged by issues related to foundation settlement and poor supporting soils. There are several different types of foundation piers; each one is designed to address a different kind of foundation problem. We install three different kinds of foundation piers: push piers, helical piers, and slab piers.

Improved Drainage Systems:

Drainage systems, sump pumps, and proper grading are essential to divert water away from foundations and prevent pooling.

Embrace the Red:
Living With Red Clay

While red clay presents challenges, it's not an insurmountable obstacle. With careful planning, experienced professionals, and appropriate construction techniques, building on red clay can result in safe and durable structures. Additionally, proper landscaping and drainage maintenance are crucial for long-term success.

Red clay contributes to the unique character of Middle Tennessee. Understanding its quirks and employing the right strategies allows builders to harness its potential and create lasting structures that blend seamlessly with the region's natural beauty.

Concrete lifting and leveling is a specialized technique designed to address uneven or sunken concrete surfaces. Over time, factors such as soil erosion, settling, or changes in moisture levels can cause concrete slabs to shift, creating uneven surfaces that pose safety hazards and compromise the aesthetics of a property.

Services We Offer

At Frontier Foundation & Crawl Space Repair, we offer several different services to repair, level, or lift the concrete around your home. While concrete can be a malleable substance before it hardens, after is a completely different story. Once the concrete hardens, it becomes susceptible to cracking and settling. This leads to uneven, damaged concrete, which can cause trips and falls. This makes your concrete a liability to you and your house guests. In addition to the concrete being dangerous, it is also an unpleasant sight. Thankfully, we have services that can help repair your damaged concrete.

PolyLevel

One of the fastest methods to level and lift concrete is the innovative PolyLevel technique. This process involves drilling penny-sized holes into the concrete slab. A solution of polyurethane is pumped into the hole where it becomes a foam that begins to fill the void under the concrete. Once it completely fills the void, it will spread up to lift the concrete to as close to its original position as possible. From the time the foam is injected to when it has completely cured only takes 15 minutes. After that, you can walk, run, and drive over the concrete slab without fear of it moving or settling. PolyLevel is long-lasting and holds up well in the elements.

NexusPro

For repairing cracked concrete, we have another solution for those jobs. The NexusPro solution is a silicone-based sealant that is used on joints and cracks in the concrete. This solution is specially designed to resist UV rays, unlike traditional polyurethane methods. It provides long-lasting flexibility, and it is also resistant to the elements. This means it won’t crack, dry out, or bubble and can hold up even in the harshest weather conditions. The installation process is also quick. The cracks are drilled and smoothed. They are then prepared with a non-absorbent backer rod filler. After this, our skilled crew injects the prepared crack with the NexusPro sealant. The cracks are then sprinkled into a thin layer or native sand, ensuring the concrete has a uniform finish. Like PolyLevel, the curing process is short, lasting only an hour compared to the 24 to 72 hours polyurethane-based sealants take. The NexusPro solution is long-lasting, can be applied year-round, and is not affected by extreme temperatures.

SealantPro

Another state-of-the-art sealant that we offer is SealantPro. This innovative material is designed to bond with concrete on a molecular level, allowing it to permanently protect the concrete. This sealant only needs to be applied to the concrete once. After this application, the concrete is protected from dirt, water, and other things that might contaminate the concrete. SealantPro dries quickly; and, within 6 hours, it is completely cured. Sealing your concrete protects it from moisture, which seeps into untreated concrete where it can weaken the concrete. Another benefit of using a sealant like SealantPro on your driveway is the protection it will provide against discoloration, flaking, and cracking. Also, unlike sealant you can buy in store, SealantPro extends the life of your concrete by 3 to 5 times.

DecoShield

DecoShield, our other sealant, is a translucent tinted sealant, which improves the visual appearance of concrete. This sealant is ideal for concrete that has become discolored or stained due to the uneven appearance some concrete repair methods leave behind. DecoShield not only makes your concrete more appealing, it also provides protection against chemicals, moisture, and mildew. DecoShield also won’t chip or flake over time. This sealant is ideal for homeowners looking for a sealant that enhances the appearance of your untreated concrete. With six color options, the DecoShield is ideal for homeowners who want to enhance the durability and appearance of their concrete.

PolyLevel vs. Mudjacking: Which Is Best?
2024-02-07T00:00:00.05Z
Hannah Moulton
Concrete surfaces, whether they be driveways, sidewalks, or foundations, are prone to settling and sinking over time. When this occurs, it affects the aesthetics and can lead to structural issues. Two popular methods for addressing sunken concrete are polyjacking and mudjacking.

When it comes to repairing your home’s sunken, uneven concrete, there are two common solutions that are used: polyjacking or mudjacking. Polyjacking – also known as PolyLevel – utilizes a foam to fix the concrete.Mudjacking involves using a mud slurry to fix the concrete. While they may seem similar in some aspects, these two methods are very different in terms of labor and supplies. The ultimate question is: Which one is better? Below, we’ll explain the differences between these two concrete leveling solutions.

What Is PolyLevel?

Concrete will inevitably sink or become uneven over time, making the concrete unsightly and even dangerous. Damaged concrete contributes to trips and falls, which almost certainly leads to injury. Instead of completely replacing the concrete, you can often repair it with the use of PolyLevel, an innovative concrete leveling solution.
You can use the PolyLevel system to lift sunken sidewalks, driveways, pool decks, and more. Instead of the mixture of mud and concrete that mudjacking involves. PolyLevel utilizes a polyurethane foam that has soil stabilization properties, which helps strengthen the soil underneath the concrete, limiting the possibility of settlement later on. This foam mixture is high in density, lightweight, and very durable. The polyurethane foam is also hydrophobic, meaning that it repels and does not mix with water. This means that PolyLevel is resistant to the elements.

Polyjacking also offers greater precision in lifting concrete slabs. The expanding properties of polyurethane foam allow for fine control over the leveling process, making it suitable for projects where accuracy is crucial.
PolyLevel is installed by boring penny-sized holes in the concrete slab. Then, a special injector for the polymer is inserted into the hole. Once the void in concrete has been filled with the polymer, the polyurethane foam expands to level and possibly lift the slab. The curing time for PolyLevel is 15 minutes, making it a very quick solution. After the foam has expanded, the holes are covered with grout and sealed. Once the process is over, you can use your sidewalk, driveway, or pool deck as usual. You can even drive over your slab without it sinking.

What Is Mudjacking?

The other method of leveling and lifting concrete is called mudjacking, also known as slab jacking. Mudjacking is a repair technique that involves pumping a mixture of sand, water, and cement. This creates a slurry that stabilizes, lifts, and levels the concrete. The process involves drilling a hole around 2 inches in diameter into the concrete slab. The mixture is then injected into the hole to stabilize, lift, or level the slab. This solution is also eco-friendly as it is composed of natural materials.

Mudjacking is highly pressurized, which can make it difficult for application. The pressure can lead to too much of the slurry being added to the slab. This can damage the slab even more. However, mudjacking is the more powerful of the two and is commonly used for jobs that require lifting a heavy slab or concrete structure. Using the mudjacking technique is also a much lengthier process than the PolyLevel process, as it can take 24 to 72 hours to fully cure. This means you will have to wait to use your driveway, sidewalk, pool deck, or other concrete structure.

Mudjacking also relies on the support of the soil, which means it can fail and shift the slab during freeze-and-thaw cycles or any other shift in the soil. And, unlike PolyLevel, mudjacking is not a hydrophobic technique and offers no protection against water. Also, unlike the lightweight polyurethane foam, the slurry used in mudjacking is very heavy, meaning it will eventually succumb to pressure and settle.

The Bottom Line

When it comes to deciding between the two, the most recommended option is overwhelmingly the PolyLevel technique. It is much less invasive than mudjacking as well as less inconvenient. PolyLevel may be the more expensive choice, but it is worth it in the long run. However, there may be times when you need a more heavy-duty job done; and, in that case, mudjacking would be the better option. The Effects of Salt on Concrete

Salting the roads and sidewalks during the winter may make travel safer, but are you aware of the damage it might cause to your concrete?

Salt: How It Affects Your Concrete

Salting the roads is a common occurrence once winter hits, especially in the southern states of Tennessee, Kentucky, and Alabama. Large trucks coat the roads with a specialized salt -- known as rock or road salt -- that is meant to improve traction. In addition to roads, rock salt can be used on any concrete surface, such as sidewalks, to stop a vehicle, bicycle, or person from slipping on the ice and snow. It might be helpful in preventing accidents, but rock salt does indirectly damage concrete.

As the snow and ice begin to melt, the porous concrete will soak it up. This melted snow and ice can refreeze once inside the concrete, creating cracks and gaps in the concrete. Salt also naturally lowers water's freezing point and increases the pressure of frozen water, making the freeze-thaw cycle much more intense. Melted ice also holds 10 percent more water than usual, with the extra water contributing more to hydrostatic pressure.

Additionally, rock salt is full of chemicals, such as sodium ferrocyanide and ferric ferrocyanide, to prevent issues like the salt clumping together while it's being stored. As the salted snow and ice melts and soaks into the concrete, these chemicals are also absorbed. The calcium hydroxide in the concrete then mixes with the calcium chloride in the salt to create calcium oxychloride (CAOXY). The CAOXY crystals expand inside the concrete, leading to fissures and cracks or gaps in the concrete. Cracked concrete can lead to tripping and falling, making it dangerous to have around your home.

How Road Salt Works

Contrary to popular belief, road salt does not melt ice. Instead, it lowers the freezing point of water. This makes it very difficult for ice and snow to stick to the road and create dangerous driving conditions as well as slips and falls on sidewalks or other concrete structures. With more than 135 million vehicles registered for driving in the United States, it is imperative to improve the dangerous driving conditions that occur when snow and ice fall. While road salt is the more popular choice, there are alternatives that will not deteriorate concrete.

Alternatives to Rock Salt

As mentioned above, rock salt is not the only way to keep ice from forming on your concrete. You can also use:

Sand: It can be used instead of salt to create traction and can even be mixed with salt for added traction. However, sand isn't the most popular choice as it can be quite expensive to clean off roads and sidewalks. It can also damage infrastructure, as it may flow into drainage systems, creating clogs.

Cheese and Pickle Brine: This salty liquid works the same as rock salt; however, the salt is trapped in the liquid instead of being stored in the larger crystals of rock salt. The brine will also soak into the concrete, forming a barrier of natural antifreeze and creating a top layer that prevents snow from sticking to the concrete.

Beet Molasses: Produced from refining beet sugar, beet molasses' sugar content lowers the freezing temperature of water much like salt does. However, when mixed with small quantities of salt, the sticky mixture maximizes the effect of the sale and reduces salt runoff.

Rock Salt vs. Table Salt

While you wouldn't want to keep rock salt in your pantry, it is not much different from your average table salt. The major differences between rock salt and table salt are that rock salt contains more additives and table salt is much more fine than rock salt. The salt you find on the roads in the winter contains mineral impurities that may make it appear brown or gray.

A type of water vapor, frost eventually becomes solid. It can form on windows, cars, and vegetation. Once an outside surface cools down past the dew point – the point where the air becomes so cold that water vapor begins to liquidize and then freeze – frost begins to form.

How It Affects Your Foundation

The freezing-and-thawing cycle of frost around your foundation leads to problems. When cold temperatures cause frost to form on your lawn, they also cause the water inside the ground to freeze and expand. This creates something known as “frost heave,” a type of foundation heave that pushes the soil around your home against the foundation.

This heaving soil puts pressure on your home’s foundation. It particularly affects your basement – if you have one – as it is below ground level and likely below the frost line. The frost line is the depth at which groundwater can still be expected to freeze. The average depth can differ based on where you live. In Tennessee, the depth is 12 inches below ground whereas it’s 15 inches in Kentucky and 6 inches in Alabama.

Once frost starts to heave, your foundation can become cracked and unstable. As a homeowner, you will likely be able to see the signs of frost heave very clearly. Bowing walls and stair step cracks are sure signs of pressure on your foundation. Even your driveway can be affected and become cracked. If you are also noticing frost on the ground, then you can almost be certain that frost heave is the cause.

They work by creating an anchor in stable soil and extending a rod into the wall. A brace is then placed on the inside of the wall where the rod protrudes out. Once the brace has been applied, the anchor can be tightened to stabilize the wall, and in some cases, the wall can even be straightened.

"The Stack Effect" How cold air moves in through lower levels, is heated, and leaves through the upper levels.

Maintaining a clean and healthy crawl space is crucial for the overall well-being of your home and your health. However, many homeowners overlook this hidden area, unaware of the potential dangers lurking beneath. Musty odors and mold in crawl spaces are not only unsightly and unpleasant, but they can also pose serious risks to your property and your respiratory health. In this blog post, we will explore the causes and signs of mold and musty odors in crawl spaces, provide practical tips for prevention, and offer guidance on addressing these issues effectively.

Causes and Signs of Mold and Musty Odors:

Crawl spaces are vulnerable to moisture buildup, making them an ideal breeding ground for mold growth. Common causes include lack of a crawl space encapsulation, plumbing leaks, groundwater seepage, and high humidity levels. The signs of mold and musty odors in crawl spaces may include visible mold growth on surfaces, a pungent, earthy smell, discoloration or staining on walls or insulation, and increased allergy symptoms among residents. Mold species commonly found in crawl spaces include Aspergillus, Penicillium, Stachybotrys (black mold), and Cladosporium.

Prevention Tips for Mold and Musty Odors:

1. Regular inspections: Conduct routine inspections of the crawl space, looking for signs of moisture, leaks, or mold growth. Address issues promptly to prevent further damage. If you suspect issues in your crawl space, call a reputable company such as Frontier Foundation & Crawl Space Repair to provide you with a Free Inspection and Estimate for repair.

2. Control moisture: Address any plumbing leaks promptly and divert water away from the foundation. Install a vapor barrier on the crawl space floor to prevent moisture from seeping through.

3. Proper drainage: Ensure that the area around the crawl space is properly graded to direct water away from the foundation. Install gutters and downspout extensions to prevent water from pooling nearby.

4. Seal and insulate: Crawl space sealing and insulation will help you avoid unnecessary repairs, create a healthier living space, and save money on your utility bills. As an added bonus, once you've encapsulated your crawl space with a vapor barrier, you've gained valuable storage space in your home.

5. Homes have never been completely airtight structures, and over the years outside air is given more and more access through both the changes you've decided to make to it and the natural decay of building products. This allows humid air to get into your crawl space, where it inevitably condenses and begins to cause problems. Warm air rises and exits through upper windows and the roof, creating a vacuum in your home. In below-grade spaces, this void is filled with humid air drawn from the outside. Once in your crawl space, this air condenses and leaves standing water before it works its way up and out of the home. Known as the stack effect, this process will worsen over time and create mold and wood rot while hurting your energy efficiency. Consider using a dehumidifier in a properly sealed crawl space.

Health Risks Associated with Mold Exposure:

Exposure to mold in crawl spaces can lead to various health issues, particularly for individuals with respiratory conditions, allergies, or weakened immune systems. Common symptoms include nasal congestion, coughing, wheezing, throat irritation, eye irritation, skin rashes, and exacerbated asthma symptoms. Prolonged exposure to certain types of mold, such as Stachybotrys, may result in more severe health effects. If you suspect mold exposure, consult a healthcare professional for a proper evaluation and guidance.

Professionals Who Can Help:

If you encounter persistent mold or musty odor problems in your crawl space, it is advisable to seek professional assistance. Consider contacting the following experts:

1. Crawl space inspectors: Frontier Foundation & Crawl Space Repair can assess the condition of your crawl space, identify potential issues, and provide recommendations for remediation.

2. Mold testing specialists: They can perform air and surface sampling to identify the type and extent of mold present in your crawl space.

3. Mold remediation services: Certified mold remediation experts can safely remove mold, clean affected areas, and prevent further growth.

Maintaining a clean and dry crawl space is vital for the health and integrity of your home. By taking proactive measures such as proper ventilation, moisture control, regular inspections, and prompt remediation, you can prevent mold and musty odors from wreaking havoc. Be vigilant about any signs of mold or musty odors in your crawl space and take action promptly to protect your property and your health. Don't underestimate the hidden threat below – take control of your crawl space and create a safe, healthy environment for you and your loved ones. Remember, your crawl space deserves attention too!

It offers a range of benefits that can enhance your home's overall quality, comfort, and value. In this blog post, we will explore the various advantages of basement waterproofing beyond keeping water out. From improving indoor air quality to increasing energy efficiency and boosting property value, understanding these benefits will highlight the importance of investing in basement waterproofing for a healthier, more efficient, and valuable home.

Improved Indoor Air Quality

Basement waterproofing plays a vital role in improving indoor air quality. When moisture seeps into your basement, it creates a damp environment that promotes the growth of mold, mildew, and bacteria. These allergens can easily circulate throughout your home, triggering respiratory issues and allergies. By waterproofing your basement, you create a dry and inhospitable environment for mold and allergens, enhancing the air quality in your home. This can lead to healthier living conditions and a reduced risk of respiratory problems for you and your family.

Enhanced Energy Efficiency

A waterproofed basement can significantly contribute to increased energy efficiency. When your basement is properly sealed and insulated, it minimizes air leaks and drafts, reducing the strain on your heating and cooling systems. By eliminating moisture and creating a more controlled environment, you can better regulate the temperature in your home, resulting in lower energy consumption and reduced utility bills. Basement waterproofing acts as an extra layer of insulation for your entire home, ensuring that valuable energy is not wasted due to water intrusion or air leaks.

Prevention of Structural Damage

Water damage can wreak havoc on your home's structural integrity. By waterproofing your basement, you protect your foundation and the overall structure of your property. Moisture infiltration can lead to foundation cracks, weakened walls, and compromised structural stability. Basement waterproofing systems, such as interior drainage systems and sump pumps, prevent water from accumulating and exerting pressure on your foundation. By safeguarding your foundation against water damage, you ensure the long-term stability and strength of your home, saving you from costly and extensive repairs down the line.

Increased Living Space

A waterproofed basement opens up valuable living space in your home. Once the basement is protected from water intrusion, it becomes a functional and usable area that can serve various purposes. Whether you transform it into a recreation room, home office, gym, or additional bedroom, a waterproofed basement expands your living space and adds versatility to your home. This increased square footage can enhance your daily living experience and provide opportunities for family activities, entertaining guests, or accommodating guests and relatives.

Enhanced Property Value
Investing in basement waterproofing can significantly increase the value of your property. A waterproofed basement is an attractive feature for potential buyers as it provides peace of mind and reassurance against future water-related issues. Additionally, the additional living space created through basement waterproofing adds to the overall square footage and functionality of your home, making it more desirable on the market. By investing in basement waterproofing now, you not only enjoy the benefits of a dry and healthy basement but also potentially increase the resale value of your home.

Basement waterproofing offers a multitude of benefits beyond preventing water damage. Sinking Patio Lifted, Gallatin, TN

Frontier Foundation & Crawl Space Repair

To lift the concrete patio, we applied PolyLevel, which lifts the whole patio to a desirable hight in just a few minutes! Then, we cleaned the cracks on the steps and patio and sealed them with NexusPro and SealantPro sealers. The patio is now leveled without any gaps.

The patio in the entry way to the house was sinking down and created big gaps, presenting daily tripping hazard for the homeowners or anyone visiting the house. The front steps also developed cracks due to sinking patio. The difference was so enormous that one of the columns holding the roof above patio collapsed and created a huge gap underneath, so the roof wasn't properly supported anymore.

Frontier donates clothes to support local women's shelter.

We run a week-long clothing swap day in our office to reduce waste and give clothes we don’t use a new purpose. We had incredible participation!

We received more clothes than we expected, all in excellent condition, and decided to donate them to a local women’s shelter. We wanted to support women who went through hardship and give them an equal chance to start a new chapter in their life by feeling confident and presentable in their clothes during their next interview.

The clothes were donated to Urban Ministries, who will further distribute them to women’s shelters in the Clarksville area.

Ready for Rain
2021-01-22T16:36:56.05Z
Frontier Foundation & Crawl Space Repair
Heavy rains are just around the corner.
Is your home ready?

February is notorious for lunching us into spring rains.

Over the years we typically see a lot of moisture.

Is your home ready?

The Earth’s soil will hold as much as it can but when it reaches its full capacity the water will find somewhere else to go, even if that means your home’s foundation.

If you have worried about ground water seepage in the past during heavy rain events be sure to pay attention when rainy season starts to move in.

Check for moisture!

- Darker areas in the foundation block.

- Efflorescence on the block, evidence moisture has come through there before.

- Check for water or moisture at the joint where the Wall and floor meet.

- Of course, make sure gutters and down spouts are free of debris and in good condition.

Inside the home:

Odors. As moisture builds up under the home in basement or crawlspace you may notice odors.

This comes from standing water, mold growth, or wood rot.

Sticking doors & windows. As moisture builds, porous materials like window and door frames will swell, making a tighter fit and create sticking.

Visible Mold or Mildew: When conditions are correct Mold and Mildew will grow. Dead organic material (wood or drywall), temperature above 65 degrees, and humidity of 55%.

Bubbling or Peeling of Wallpaper or Paint: When moisture gets between the wall and the wall covering it will start to push the covering away from the surface creating the

Soft Floors: To much moisture in the flooring will make them feel soft or even bouncy.

Don’t wait until you see these problems. As soon as you see the first signs have your basement or crawlspace checked before its gets worse.

The one thing for sure is that it does not fix itself and it will only get worse (more expensive) with time.

After 17 years, Frontier updates logo
2019-06-19T14:10:58.05Z
Frontier Foundation & Crawl Space Repair
We repair more than just basements. The majority of the homes we fix have crawlspace or a mixture of basement and crawl space, some have slab foundations.
We wanted or logo to be clearer about who we are and what we do.

The primary role of a logo is to identify. Our logo is supposed to identify who we are and what we do. We have stood behind the Frontier Basement Systems logo for over 17 years, but it was time we took a further step back. We looked it over and discussed what message our logo was conveying. Was it communicating who we are and what we represent? Does it tell others what we do, the name of the company, inspire trust, and is it memorable? The answer was no, and thus began the beginning of our new logo.

We started with a few of the problems that we had encountered. A common misconception was that we had only worked on basements and with basements in our logo and “All Things Basementy” as our slogan, we understood why! We wanted a logo that was clean and concise, and most importantly, we wanted a logo that would clearly portray that we repair crawl spaces, basements, foundations, and concrete.

In the past, we had taglines that went under our logo, but sometimes the font would appear too small. Basement Systems was taking up a large portion of space, and other times people just were not reading it. So we dropped the Basement Systems, and replaced it with easy to read bullet points. The Frontier will appear larger and consumers can glance at our logo and know exactly what we do.

We are on a mission to redefine our industry and change expectations people have of contractors. The homeowners experience is important to us even from the first time they see our logo. We wanted clean and simple.

Changing our logo after 17 years was a huge decision, but a necessary one. Eliminating “Basement Systems” was an easy transition, because many already call us Frontier. It was also important to us that our name was not abbreviated to FBS. With this design we can transition easily by keeping that same font as well as the pink line.

So, we are glad that they know exactly who we are and what we do when they come across our new logo.

Kenny & Vikki York founded Manna Café Ministries in 2008.

Manna Cafe is non-profit organization that brings people together by feeding hundreds around the Clarksville-Montgomery County community. This fellowship feeds more than just the bellies of everyone involved.

It takes teams of dedicated volunteers loving on others to make this ministry possible. For a ministry on wheels, one that travels to the mission field or in this case the local streets, wheels are imperative.

One of Frontier's core values is faith. Layne and Judy have a love for community and ministry. We were fortunate enough to be able to pass this box truck on to a wonderful cause that will be appreciated and help so many.

If you are familiar with Manna Cafe's other vehicles I am sure you are as anxious to see the paint job on this box truck as we are.

"Manna Café Ministries serves people in need in Clarksville-Montgomery County area through a soup kitchen on wheels, food box distribution, and other vital resources. Propelled chiefly by volunteers, Manna Café strives to restore hope, dignity, self-reliance, community, and the love of God through Jesus Christ."
